A homeowner in Briargrove got two quotes for her exterior repaint. One simply said “$3,200 to paint the exterior” on a scrap of paper. The other broke down every surface, the number of coats, the prep work, and the warranty. A real estimate names the specific rooms, walls, ceilings, trim, or exterior surfaces being painted — not just “the house” or “the interior.” For larger, multi-surface properties in River Oaks, Tanglewood, Memorial Villages, Piney Point Village, Hunters Creek Village, Bunker Hill Village, and Hedwig Village, this matters even more, since these homes often mix siding, brick, stucco, and outbuildings that each deserve their own line item rather than being lumped into one number.

Your estimate should state how many coats are included and which paint line will be used. Two coats is standard for most jobs; if an estimate only accounts for one, or doesn't specify at all, that's worth clarifying up front rather than assuming.

Prep Work Included in the Price

Patching, sanding, caulking, priming, and power washing (for exterior work) all take real time and materials, and they should be itemized rather than assumed. A trustworthy estimate includes a realistic start date and project length, along with clear payment terms — what's due up front, if anything, and what's due on completion.
